Six rules

Answer in the app, not here
Instagram and Facebook natively. This page is only what to say, never where to say it.
Speed beats polish
A reply in the first hour is worth several later. Two sentences is plenty.
Reply to every single one, early on
Twelve posts in, you can be selective. At four posts in, every comment answered is a person who comes back.
Ask one thing back
A reply that ends in a question keeps the thread alive, and a live thread is what the algorithm is actually reading.
Never sign it
Your name is on the account. A signature reads like somebody else wrote it.
Never move it to DMs
The whole format asks for comments. Pulling it private kills the signal you just paid for.

What to say

Adapt, do not copy. These exist so you are never composing from a blank box on a boat.

Somebody just says "love this" or drops emojis

Thank them and give them something to answer.

“Appreciate you! Are you a player, or just here for the real estate?”

A pickleball comment

This is your home crowd. Be a person, not a broker.

“Ha, you know it. Four months off the court nearly killed me. Where do you play?”

"Happy birthday"

Warm, short, and hand it back.

“Thank you! Spending it on a boat with people I love and a paddle in my hand. Cannot complain.”

A question about one of your listings

Answer the actual question. Never "DM me". If it needs a real conversation, say so and offer the call.

“Good question. It is a 3 bedroom at just over 1,300 square feet. Happy to walk you through the rest if you want to hop on a quick call.”

Somebody asks what you do, or where you sell

Broker, both counties, no pitch.

“Broker with First Team. Kim and I work South Orange County and LA, roughly half and half.”

Criticism, or somebody being difficult

Agree with whatever is fair, do not argue, do not delete. Everyone reading is watching how you handle it.

“Fair point, and I appreciate you saying it straight. Happy to talk it through any time.”

Somebody asks about the knee or the surgery

Real answer. This is the most human thread you will get.

“June replacement. First four months were the hardest part, honestly. Back on the court now and it is holding up fine.”

If you do not get to it, nothing breaks

The reels still post, the reach still happens, and you can answer everything on Monday when you are home. You are on a boat with people you love, and that is worth more to the story than a same-day reply. This page is here to make it quick if you want it, not to put a job on your holiday.
